The Ben Lovro real estate hub

Real Estate Investing, Taught by Someone Who Still Does Deals

No guru theater. Just the sequence I use to find, buy, fix, sell and hold property in South Carolina, laid out so you can follow it.

You’ve watched the videos. You’ve read the books. You’ve nodded along to podcasts on the drive to work.

And you still don’t know what to do Monday morning.

That’s not a character flaw. It’s a sequencing problem. Most real estate investing education throws a hundred tactics at you in random order, so you collect information and never take the first step. I’ve been there. I started with no money and no map, and I made most of the expensive mistakes on my own dime.

This hub is the map I wish someone had handed me.

What real estate investing actually is

Strip away the hype and real estate investing is four jobs done in order:

  1. Find a property where the owner has a problem you can solve.
  2. Buy it at a number that leaves room for repairs, risk and profit.
  3. Add value or simply hold it well.
  4. Exit — sell it, rent it, refinance it, or pass the contract along where the law allows.

Every strategy you’ve heard of — wholesaling, flipping, rentals, BRRRR, land, creative financing — is just a different combination of those four jobs. Once you see that, the noise drops away.

Here’s the part nobody says out loud: you make your money the day you buy. Not the day you sell. If you overpay, no amount of paint, staging or hustle fixes it. That’s why I spend so much time teaching people to analyze a deal before they ever talk about strategy.

The three doors into this real estate investing hub

I write for three kinds of real estate investor. Find yours and walk through that door.

Door one: you’re new and want a first deal

You need order, not more inspiration. Start with how to start investing in real estate, a six-stage path from finding leads to operating like a business. Then learn to run numbers on the deal analysis site so you stop guessing.

If money is your sticking point, read the honest version of investing in real estate with no money. Spoiler: “no money” really means “a lot of skill and a lot of work.” Skills substitute for capital. They don’t replace effort.

Door two: you already do deals and want a real business

You’ve closed some deals. Maybe more than some. But your pipeline is feast or famine and your phone is your CRM. Two deals is luck. Twenty is a system.

Go to real estate investing business systems. That’s where I break down the BOSS framework — Blueprint, Ownership, Strategy, Score — plus the weekly Momentum Meeting, Rocks for each quarter, and the scoreboard I look at every week. If you’d rather see the software I built to run all of that, it’s REI Boss.

And if you want the part almost nobody teaches yet, read AI for real estate investors. It covers how I use AI for speed to lead, follow-up, underwriting prep and running operations — and where I don’t let it anywhere near a decision. For AI beyond real estate — agents, marketing, sales and AI-first operations for any business — see AI for business owners.

Door three: you’re in South Carolina and want to work with me

You might own a property that needs work. You might be a licensed agent with an estate listing nobody wants. You might be an investor holding a house you’re ready to move. Start with who I work with so you know exactly how each relationship works, then read up on real estate investing in South Carolina.

Why learn real estate investing from me

Fair question. There are a lot of loud people online.

I’m not a guru. I’m an operator. I’m based in Lexington, South Carolina, and I buy houses directly from sellers across the Midlands through Cash Property Offers. I’ve renovated and held rentals in Newberry and Lancaster County, finished a renovation in Lugoff, and I’m doing more land and land-plus-mobile-home deals than ever. I want more duplexes, triplexes and quads.

I don’t prove that with screenshots. I prove it with process. Every page in this network shows you how I actually think: the questions I ask a seller, the walk-through I do with a repair sheet, the comp rules I won’t break, the follow-up cadence that closes more deals than any clever marketing.

I also built REI Boss because I needed it. My business outgrew sticky notes and spreadsheets, and nothing on the market ran a real estate operation the way I needed it to. So I built the operating system myself.

And I wrote Skill Up, because the investors who last are the ones who keep getting better at the fundamentals. You can read more of my story on my about page.

The real estate investing topics, by subject

Here’s where everything lives. Each site goes deep on one topic.

Finding deals. Finding off-market deals covers driving for dollars, probate, pre-foreclosure, seller calls and marketing channels. The money is in the follow-up.

Running numbers. Deal analysis covers ARV, comps, the maximum allowable offer formula and red flags that should end a deal on the spot.

Strategies. Wholesaling, flipping houses, rental property investing, creative financing, land investing and small multifamily.

Money. Funding real estate deals covers hard money, private money, transactional funding and joint ventures. If you’re curious about lending on real estate yourself, private lending education explains how careful lenders protect themselves. It’s education, not an offer.

Selling. Dispositions treats dispo like a sales department, because a deal you can’t sell is a liability with a countdown clock.

South Carolina. Investing in South Carolina, wholesaling in South Carolina and city-level guides like real estate investing in Columbia and Lexington.

Not sure where you fit? Use the reading path

If you’d rather not choose, I laid out a stage-by-stage reading path for real estate investing. Curious. First deal. First ten. Running a business. Each stage has three or four pages to read in order and one thing to do before you move on.

The ground rules I hold myself to

You deserve to know how I operate before you take advice from me.

  • No income claims. Real estate investing carries real risk. Your results depend on your market, effort and execution.
  • No shortcuts on the law. South Carolina changed its rules on wholesaling in 2024. I buy and close as a principal and I follow counsel. I’d rather lose a deal than cut a corner.
  • Education, not legal or tax advice. When a topic touches law, lending or taxes, I’ll tell you to talk to an attorney or CPA. I mean it.
  • Family first. I build this work around my family, not the other way around. If I ever look like I’m selling you a life of grinding at midnight, call me on it.

Your next step in real estate investing

Don’t open twelve tabs. Do one thing.

Grab the free playbook. It’s the whole path from first lead to closed deal: the seller conversation, the checklists, and the one-page deal analyzer I still use. Get it on benlovro.com, work through it this week, and come back when you hit your first real question.

If you have questions as you go, the real estate investing FAQ answers the ones I hear most, and each answer points you to the page that goes deeper.

Questions people ask

Is real estate investing a good fit for a beginner with no experience?

It can be, if you treat it like learning a trade. Beginners who do well pick one strategy, learn to analyze a deal, and talk to sellers every week. Start with the sequence on Start Real Estate Investing.

Who is this real estate investing education for?

Three groups: new investors who need a step-by-step path, experienced investors who want systems and a team, and South Carolina owners, agents and partners who want to work with a local operator.

Does Ben Lovro sell a course?

The core education here is free. My playbook and my REI Skool community cost nothing. REI Boss is software I built for investors who are ready to run their operation like a business.
